MAIN CHALLENGES: The original bathroom was outdated, inefficient, and lacked sufficient storage for a family of four. The layout needed reconfiguration to maximize space and functionality. We addressed these issues by installing a custom double vanity for added storage, modernizing the fixtures, and incorporating child-friendly features. The result is a stylish, functional bathroom that meets the family’s needs and enhances their daily routine.

Before The Renovation
Scope of Work
DECONSTRUCTION:
- Removed existing partition wall, pocket door, bulkhead above tub, closet shelving and doors, flooring, tub/shower surround, trim, vanity, toilet, plumbing fixtures, and bathroom accessories.
FRAMING & ROOFING:
- Filled in existing pocket door opening with new framing.
- Installed blocking for drywall and repaired subfloor where necessary.
- Installed a new bath fan with roof penetration and 4″ vent.
ELECTRICAL:
- Acquired an electrical permit and conducted an ESA inspection.
- Relocated and added new GFCI receptacles and sconces per the new vanity layout.
- Installed dimmer and bath fan timer switches.
- Added new LED pot lights and installed a bath fan.
PLUMBING:
- Roughed-in plumbing for a standard tub and vanity, including shut-off valves and access panels.
- Completed plumbing finish work for the shower, tub, vanity faucet, drain, and toilet.
DRYWALL:
- Installed mold-resistant drywall around the shower surround and vanity wall.
- Installed and prepared drywall on walls and ceiling for painting.
TILING:
- Tiled the bathroom floor and tub surround up to the ceiling with ceramic tiles.
- Installed a 12″x20″ shower niche with a quartz frame.
- Installed heated flooring.
CABINETRY:
- Custom-built a 6′ double vanity with soft-close doors and drawers
- Built a custom closet unit with similar cabinetry features.
COUNTERTOPS:
- Supplied and installed Level 3 quartz countertops for the vanity.
TRIMWORK:
- Installed 1″x6″ baseboard trim throughout the bathroom and adjacent bedroom wall, replacing plinth blocks with pine.
SPECIALTY FINISHES & PAINTING:
- Installed bathroom accessories, including a shower rod.
- Painted the bathroom, including walls, ceiling, trim, and doors
