Design Elements

The bathroom renovations, designed by Sprague Interiors, balance the home’s historic character with modern function. Each space was thoughtfully designed to reflect the home’s late-1800s origins while meeting the needs of contemporary living. Warm whites, natural wood tones, and classic materials such as marble and soapstone create a cohesive and timeless foundation.

Polished nickel and brass fixtures complement the traditional architecture, while details such as classic trim profiles, picture-frame moulding, and shiplap wall treatments reference the home’s original craftsmanship. Updated layouts, improved lighting, and modern plumbing upgrades enhance comfort and usability.

Where possible, original doors were refinished and reused, maintaining a connection to the home’s history. The result is a series of bathrooms that feel authentic and refined, blending heritage details with practical, modern design.

The bathroom floor plans were carefully reorganized to improve functionality and flow while respecting the proportions of the original home. In the shared bathroom, the layout was swapped with the adjacent laundry room, creating enough space to accommodate a large custom glass shower, a soaker tub, and a double vanity without compromising circulation.

In the primary bathroom, the existing bathtub was removed and the undersized shower was relocated to the former tub area. This allowed for the installation of a spacious custom glass shower with marble tile finishes. Eliminating the original shower location also created room to extend the vanity and add a linen tower, increasing both storage and usability.

On the main floor, the layout changes allowed the powder room to be squared off and improved within the overall renovation scope. The removal of radiators throughout the home freed up wall space, providing greater flexibility in positioning showers, tubs, and vanities. All water supply lines were replaced to improve water pressure, and plumbing rough-ins were relocated to support the new, more efficient layouts.

Working within a late 1800s home meant uncovering challenges at every stage. Layers of flooring and wall finishes required careful removal and testing before reconstruction could begin. Once exposed, the structure revealed irregular framing, uninsulated cavities, settlement, and aging systems that demanded correction to support safe, lasting improvements. 

The renovation revealed undersized plumbing filled with residue from the home’s former well system and outdated electrical panels, resulting in system replacements.

Transitioning from radiators to forced-air heating required threading ductwork through tight, uneven framing voids. The final challenge was precision finishing, where each cabinet, door, and trim piece had to be scribed to the home’s imperfect geometry, showcasing the craftsmanship essential to renewing a structure of this age.
