RENOVATION TYPE: This guest bathroom was created from a unused space on the secondary story of a home.

LOCATION: The home is located in the Effingham area of Pelham, Ontario, characterized by its serene rural landscape and agricultural charm. Rolling fields of crops and pastures dotted with historic farmhouses define the area. 

MAIN CHALLENGES: In this historic home, accommodating the needs of a growing family presented a significant challenge due to the lack of bathrooms. The spacious second floor held untapped potential, prompting the homeowners to optimize its use by incorporating a new bathroom, addressing the family’s evolving requirements with efficiency and practicality.

Bathroom Renovation plans & progress

Scope of Work

CARPENTRY: A bulkhead was constructed to accommodate new plumbing, while framing for new walls and relocation of attic access were executed.

DRYWALL: Mold-resistant drywall was meticulously installed, followed by professional taping and sanding for a seamless finish.

INTERIOR FINISHES:

  • Installation of baseboards, shoe mould, door casing, door, and hardware was completed.
  • A bathtub, toilet, and floating vanity with quartz countertop were expertly installed.
  • Floor tile and shower wall tile were skillfully laid.
  • Walls, ceiling, and trim work were primed and painted to perfection.


ELECTRICAL: Installation of wall sconces, pot lights, electrical switches, and GFCI outlets was carried out, with completion verified through ESA inspection.

HVAC: A bathroom fan was installed for ventilation, alongside the addition of a supply vent and insulated ducting.

PLUMBING: Rough-in plumbing for the shower, vanity, and toilet was expertly executed. Additionally, a new alcove tub and faucets for the shower/tub and sink were installed to meet the family’s needs.
