MAIN CHALLENGES: Initially, this area served as a covered patio at the rear of the house. Seeking to expand their indoor living area while maintaining ample natural light, the homeowners opted to convert it into a sunroom addition.

Before/During The Renovation
Scope of Work
CARPENTRY: The patio’s floorboards were replaced, and the existing sunroom deck was trimmed back. A new rim joist was constructed, and a subfloor was installed. Exterior walls were framed, and a 2-step staircase was added for access.
EXTERIOR FINISH: Fiberglass insulation was used to insulate the exterior walls and floors, followed by the application of a Tyvek air barrier. James Hardie Board siding was applied to seamlessly blend with the existing house. Custom vinyl sliding windows were then installed.
DRYWALL: Fresh drywall was put up, meticulously taped, and expertly sanded for a smooth finish.
INTERIOR FINISH: The interior ceiling featured James Hardie interior shiplap. Luxury vinyl plank flooring was seamlessly installed to complement the space. Fresh baseboards, casing, and shoe moulds were meticulously fitted. A custom-painted double French door with a transom window was added, while a new exterior door leading to the backyard was also installed, enhancing accessibility and functionality.
ELECTRICAL & HVAC: Receptacles were installed in the exterior walls of the sunroom. Pot lights were installed in the sunroom ceiling. Two new HvAC lines and registers were tied into the existingHVAC system.
